The Initial Inspection

This inspection is a requirement for all maintenance contracts, unless the roof was recently installed by Advantage Roofing. You read that right - We can begin a maintenance plan on roofs installed by other roofing companies.


Advantage Roofing will provide the following information and documentation to the building owner or site manager responsible for making financial decisions. 

Core Sample

Roofing type and sub-structure will be identified and documented by taking a core sample.

Photos

Photo documentation to include front of building, elevations, and rooftop. 

Lifetime

Estimated useful life of the roofing system will be determined and advised upon.

Review

Inspection will be reviewed in its entirety with the property owner or site manager.

Scope

A scope of needed or immediate repairs will be provided and explained.

Action Plan

We will create a full plan to restore roof to a serviceable state and to extend the life of your roof.

All maintenance plans include preferred priority with our Advanced Restoration Rapid ResponseService.

These services will be performed on an annual or semi-annual basis. All reports will be reviewed with the building owner or an appointed representative.

Photos

Visual inspection of the overall roof condition and detailed photographs.

Cleaning

Clean gutters, drains and scuppers to ensure they are free of debris. 

Expansion Joints

Check expansion joints and document signs of leaks, movement or deterioration. 

Penetrations

Inspect all roof penetrations and document any deficiencies such as low pitch pan levels, loose draw bands or failing seals around HVAC ducts or electrical conduits. 

Flashings

Inspect all base or curb flashings and document signs of movement, broken welds, gaps in seams, sagging material or open gaps on wall terminations. 

Physical Damage

Document any areas of ponding water, vandalism, debris and any other physical damage not already addressed during the inspection.

Pitch Pan Sealant

Fill all pitch pans with the proper amount and type of sealant.

Junk Removal

Remove and haul away all trash or debris on the roof. 

Ducts & Lines

Inspect all HVAC ducting, doors, gas/electrical conduit lines and document any cracking, unsecured doors or other deterioration. 

Interior

Inspect and document interior walls, ceilings and roof deck and document any signs of leaking. 

Edges & Fascia

Inspect all roof edges, coping metals, fascia and document any signs of leaking, staining or attachment.
